The brief
The brief was to transform an existing Monmouth Street property into a contemporary retail space that reflects MONC's commitment to sustainability, craftsmanship and considered design. The challenge was to create a welcoming, functional environment that celebrates the brand's identity while making the most of the building's character and spatial constraints.
Fabric & Matter was tasked with managing and delivering the complete fit-out, coordinating building services, specialist trades, landlord requirements and statutory approvals. The focus was on protecting the design vision, maintaining programme and budget control, and delivering a high-quality retail space built for both customer experience and everyday operation.
Our approach
Fabric & Matter took a collaborative, hands-on approach to delivering MONC's Monmouth Street fit-out, working closely with the client, design team, landlord and specialist contractors. As Project Manager and Principal Contractor, we oversaw procurement, construction, building services and compliance, ensuring every element aligned with the design vision, programme and budget.
Working within the constraints of an existing Covent Garden property, we focused on practical problem-solving, transparent cost management and efficient coordination of trades. Sustainability and material integrity remained central to our approach, balancing thoughtful design with technical performance to create a distinctive retail environment built for longevity.
The result
The transformation of MONC's Monmouth Street premises has created a distinctive, contemporary retail environment that reflects the brand's commitment to sustainability, craftsmanship and considered design. The finished space balances the character of the original building with a clean, welcoming interior, creating an engaging customer experience that puts MONC's products and identity centre stage.
As Project Manager and Principal Contractor, Fabric & Matter brought the vision to life through carefully coordinated construction, thoughtful material choices and practical solutions to the building's technical challenges. The result demonstrates how collaborative design and intelligent project delivery can create a high-quality, functional retail space with lasting commercial value.
