The brief

The brief was to establish Lannock Barn as a year-round hospitality destination, bringing together live-fire dining, innovative drinks and a flexible programme of events. Central to the concept were two complementary brands, Smoke & Barrel and Crossover Blenderry, each with its own identity while operating under the wider Lannock Barn destination.

F&M was engaged to help define the concept, assess operational requirements, develop practical layouts and identify commercially viable solutions. The priority was to balance an ambitious guest experience with flexible infrastructure, realistic budgets and an achievable delivery strategy.

Our approach

Fabric & Matter adopted a focused, collaborative consultancy approach, working alongside the Lannock Barn team to align creative ambition with operational and commercial realities. Through spatial planning, concept development and early cost reviews, we helped establish a clear direction for the venue, considering guest flow, kitchen operations, infrastructure and the flexibility required for multiple revenue streams.

Our involvement extended to supplier engagement, procurement advice and light project management support, helping coordinate key decisions and identify practical solutions. By challenging costs, exploring alternative materials and prioritising investment, F&M provided the expertise needed to move the project forward without the overhead of a full construction management appointment.

The result

F&M's consultancy helped establish a clear vision and practical development framework for Lannock Barn, positioning the venue as a permanent cultural and hospitality destination with Smoke & Barrel and Crossover Blenderry as complementary experiences.

By bringing together hospitality strategy, operational planning, procurement expertise and commercial insight, F&M helped translate an ambitious concept into a structured, deliverable proposition. The outcome was a stronger foundation for investment and future development, with flexible spaces, clearer operational requirements and a cohesive brand direction designed to support long-term growth.
